The insured was selling the property. The purchaser's lawyer requisitioned a prior deed to review the manner in which the transferees took title. The purchaser's lawyer took the position that there was an error in the deed that had resulted in the previous transferor retaining partial ownership of the property. The purchaser requested that the cloud on title be corrected.
Action: We issued a policy to the purchasers insuring over the title discrepancy and waived the premium. We also paid the costs to obtain quit-claim deeds from the prior transferor.
